This effort in exposition begins the noble experiment of many years of understanding this land, deep within the Chocowinity Bay /Pamlico River watershed, its essence in totality, and, ultimately, the planning of that benefit to the collective will of humankind.

Chocowinity Bay is not only home to some of the freshest water in the Pamlico Estuary, it is home to Beaufort County's largest and most exclusive neighborhood - Cypress Landing. Also enveloping this pristine living space for humans and natural wildlife is thousands of acres of committed timberland acting as a defacto park-like-setting, where Bald Eagle and the largest Black Bear in the United States roam and live free of loss of habitat.

Tract S, is planned for 14 homesites, but I must admit that hopeful eventuality will be dependent upon some outstanding engineering of water purification, by perfect planning of placement of effluent, and an eventual use of some high tech filtration tanks, the likes of which may be more expensive that what the market will support at this point in time.
What I am positive of at this point is that the first lots sold, as planned, will have first access to the closest and best soils to complete their task, and that I will more creatively consider what to do later to better use my best soils to effect a proper septic system for each and all remaining individual sites. Fortunately for this developer, Tract S has 1,332 feet of state road frontage on Moores Beach Road, and 272 feet on the private road on Hillcrest Drive. These long and many points of access makes a monumental difference in the utility of this property, especially whence the waterview, and well as other exceptional view amenities yet to be introduced, will make this 15 acres the microcosm of the natural park that I have envisioned; a natural park full of nature, filled with flowers.

All lots and tracts offered to the public will be marketed by whatever means and manner deemed necessary, with all registered real estate brokers encouraged to take part in this exercise of introduction to all willing and capable customers and clients, where all certified brokers shall be remunerated at the co-brokerage rate of 3% to 4%, dependent upon the size and nature of the sale.
